The project was designed by Inga Raukas and Liisi Vähi of Alliance Architects.
NIINE 11a is a stone house with exterior walls finished with monochrome façade panels. The house has triple wooden-framed windows. The building has one underground floor and four ground floors. On the ground floor there are storage rooms for the two apartments, a utility room and a storage room for bicycles and trolleys for public use. The building has one staircase and a lift for easy movement between floors. A car lift will be installed in the garage. NIINE 11a has a total of ten apartments – four four-room apartments, four three-room apartments and two two-room apartments.
Energy-saving solutions ensure low costs (energy class A). The building has a geothermal heating system. Energy fences will be installed under the building to accumulate geothermal heat. The apartments will have underfloor water heating and forced ventilation with heat adjustment. Good indoor climate with reasonable fixed costs.
Fish House has street food restaurants, cosy cafés and gourmet restaurants to suit all tastes. Within walking distance you will find the Baltic Station Market, the Old Town, Telliskivi Creative City, Seaplane Harbour, Kalamaja Park. Kalamaja’s uniqueness lies in its friendly residents and its well-established neighbourhood, which lives and develops at a pleasant pace.
The interior design of the apartments can be described as light and bright surfaces. The calm colour palette used throughout creates a cosy atmosphere.
The apartments have high-quality veneered interior doors, the rooms and kitchen have one-piece natural oak parquet flooring, the hallway floor is covered with ceramic tiles.
The bathroom floor and part of the walls are covered with ceramic tiles, the sanitary ceramics are a stylish clean white. The bathrooms are fitted with a towel dryer, sink unit and wall mirror.
